PLANNING

The planning stage involves translating your vision and needs into a workable design for the extension. This will include working with architects or designers to create detailed plans that meet your requirements and comply with local building regulations. During this stage, you’ll consider factors such as the layout, size, style, and functionality of the extension to ensure it aligns with your goals and budget.

BUDGETING

Once the design plans are in place, the next step is to determine the cost of the extension and establish a budget. This involves obtaining quotes from suppliers, and tradespeople to assess the overall cost of materials, labour, permits, and other expenses associated with the project. By understanding the financial implications of the extension, you can make informed decisions about the scope of the project and identify any cost-saving opportunities or alternative options.

CONSTRUCTION

Once we have a clear picture of your design and budget, we’ll begin the construction. This starts with the “first fix” – laying the groundwork for your new space by installing essential plumbing, electrical, and carpentry elements. Then, with a solid foundation in place, we’ll move on to the “second fix,” where your vision starts coming to life.

FINISHING TOUCHES

The final stage focuses on decoration and the installation of hardware, such as roof lanterns and light fixtures. Following a thorough clean, we’ll then carry out a final inspection to ensure everything meets quality standards. We’ll then hand back over to you, leaving you free to enjoy your beautiful new extension.

Phases and Timings of Extension Building

When you choose Syze Developments, you can rest assured knowing that everyone involved is dedicated to our high standard of workmanship at every stage.  A typical single storey extension takes around 18-22 weeks from breaking ground to paint finish.  Recognising every project has its own priorities, we schedule workflows accordingly.

FOUNDATION

TYPICAL TIME FRAME: 2-3 weeks

The first stage is the clear the site to prepare for any works to commence. We will then reroute drainage and install soakaway.  The footings of the extension will then be excavated to build wall foundations out of the ground to damp proof course (DPC) level. Breaking ground can sometimes expose the unforeseen and will sometimes require consultation with Building Control for approval or further considerations.

CONSTRUCTION

TYPICAL TIME FRAME: 6 weeks

The next step is to build the walls using either brickwork or a timber frame. The external finish of the extension can be face-brick, cladding, or render. We will then construct a flat roof with single ply or a pitched roof with tiles or slates. Following this, we will install any lanterns, Velux windows, and bifold doors to flood the space with natural daylight.

ALTERATION

TYPICAL TIME FRAME: 4-6 weeks

Once the shell of your extension is built, our skilled tradesmen will then install steelwork and knock through any structural walls. Stud walls will then be erected to create the newly updated living space.  We can also install pocket doors to partition rooms to maximise your floor space. Prior to insulation, boarding and plastering, we will run new cables and pipework.  You also have the option at this stage for solar, underfloor heating and air conditioning to be installed.

INTERIOR

TYPICAL TIME FRAME: 4-6 weeks

The final stage focuses on interiors. This could include the installation of a kitchen, utility, bathroom or cloakroom. At this stage, electric sockets and lighting will be fitted and radiators or underfloor heating will be connected to the boiler. The floors will be prepared and laid, internal doors will be hung, and final decorating will be completed, ready for handover.

Whether you will need planning permission for your home extension will depend on the height, length, materials and the siting restrictions. We can help you to understand what planning permission you might need once we get an understanding of your requirements.

When extending your home, you should expect a timeline of at least 16 to 18 weeks from start to finish. If your project is more complex, such as if you are building a second storey, this will take additional time.
